Property Requirements
Nomad Residence Permit holders must secure accommodation in Malta, either by:
Renting

A valid lease agreement for the full duration of the permit

Residential property that is suitable for long-term stay
Owning
If the applicant chooses to buy, any residential property is acceptable (there are no minimum value thresholds specific to the Nomad Permit).

Local Tax on Foreign Income (Under Standard Rules)
Holding a Nomad Residence Permit in Malta you would be liable to pay 10% income tax on income earned from remote work to foreign employers or clients. Unless your residence in Malta during the first 12 months is declared to be not merely of a casual nature, for the said period you are not taxed in Malta, as it is expected you will be liable to pay tax in accordance with the laws of your home country. After that period, Malta applies a 10% rate, unless you can show you already paid at least 10% tax abroad, in which case you won’t be taxed again locally. Given the complexity and potential variation in tax obligations as a digital nomad in Malta, it’s recommended that you seek advice from a professional tax consultant prior to deciding to work remotely from Malta.
